Short, because it should be. This is the honest answer to "how much will I make?" — and it is the same answer you will get if you ask us in person.

We make no representation, promise or guarantee about income, profit, occupancy or business results of any kind.

Not on this website, not in our training, not in a live session, and not in a conversation. If you ever hear one from anyone connected to us, it is not authorised and you should not rely on it — tell us and we will correct it.

Your results depend on you, and on things nobody controls

We teach a business model. What happens when you run it depends on factors that are yours, not ours:

  • your market — demand, rents, the property you can find, and who else is already operating there;
  • your capital — what you can put in, what it costs you to borrow, and how long you can cover an empty house;
  • your effort and execution — how much of this you actually do, and how well;
  • your experience, your team, and your ability to manage people in a demanding environment;
  • your local regulation — whether you can get the property licensed, zoned, insured and certified where you are;
  • timing and luck — the economy, funding cycles, a neighbour, a landlord, a change in state policy.

Some people who take this training will build something. Some will not. Some will decide the business is not for them — which is a legitimate outcome, and it is cheaper to learn that in a webinar than in a lease.

This is a regulated activity, and the rules are local

Recovery housing is regulated. Licensing, registration, zoning, occupancy limits, building and fire codes, health and safety rules and certification requirements vary by state and often by city — and they change.

Something entirely lawful in one town can be prohibited a few miles away. A model that works in one state may need to be structured differently in another, or may not be viable there at all. Finding out what applies to your address, before you commit money, is your responsibility. Our training tells you what to look for and what questions to ask. It is not a substitute for your own lawyer and your own local officials.

Any figures you see are illustrative arithmetic

Where a number appears anywhere on this site or in our material — a worked example of rent against a mortgage, a bed count, a cost line — it exists to show you how the calculation works, using placeholder inputs.

It is not a projection. It is not a forecast. It is not an estimate of what you will earn, and it is not an average of what our students earn. Change the inputs to match your own market and you will get a different answer — that is the point of showing you the arithmetic instead of a headline number.

Public funding is market context, not money for you

We reference public funding — opioid settlement funds, block grants, state allocations — to explain why demand for recovery housing exists and why beds get referrals. That is a description of the market.

It is expressly not a representation that you will receive any grant, settlement, reimbursement or government money. We do not apply for funding on your behalf, we do not process applications, we have no influence over any funding decision, and we cannot promise you are eligible for anything. Funding programmes have their own criteria, their own deadlines and their own politics, and they change. Verify the current position with the relevant agency yourself.

Any story, quote, case study or example anywhere on this site describes what happened for one person, in their market, with their resources, at that time. It is not typical, it has not been verified as representative, and it is not a promise that you will experience anything similar. We do not claim to know or publish an average result, because we do not track our students' finances.

Our instructor's own results come from years of operating houses. They are his, not a template for yours.

Will you guarantee I'll make money?
No. Nobody honest will. If someone in this industry does, that is the moment to walk away.
Can you tell me what I'll earn per bed?
No. We can show you how the number is built and what drives it up or down in a given market. What it lands at where you are is something you will have to work out locally.
Will this get me licensed or certified?
No. We are not a licensing or certification body, and completing our training does not license, certify or approve you or any property.
Will you send me residents?
No. We are an education business. We do not place, refer or admit residents, and buying training does not put you on any referral list.
Will you get me funding?
No. We explain where public money in this field comes from and how operators position for it. We do not apply for it, obtain it, or guarantee eligibility.
